September was a steady month with more sales and slightly softer prices. Sales picked up from August, new listings jumped as sellers came back after summer, and the median price eased for the second month in a row.

A quick note on how these are counted: a home is counted as sold on the day the deal went firm, the same way the MLS® system records its sold date. Fixed mortgage rates are rising because Canadian bond yields are rising. Lenders price fixed mortgages off the 5-year Government of Canada bond, so when that yield climbs, fixed rates usually follow within days.

Detached homes sit in balanced territory, and well-presented ones are still drawing competition. Condos have crossed into buyer-favoured territory, with a quarter of active condo listings already reduced. The condo median rose from August, but with 91 sales it moves with whichever units happen to sell that month. Compared with last September, the condo median is down 7.5%.
How Far Below Asking Are London Homes Selling?
On average, London homes sold at 96.9% of their final list price in September, but only 95.0% of their original list price. That gap is the story of this market. Of the 371 homes that sold, 140 went for more than 5% below what they were first listed at.
In plain terms, buyers are paying fair value and not much more. Homes that start at the right price tend to sell close to it. Homes that start high usually get there anyway, just weeks later and after a price reduction or two. Pricing is still the biggest factor in how a sale goes, more than staging, timing, or marketing.
How Did Oakridge and London's West End Perform in September?
